Moving on to Aosta Valley, the best place to rent a luxury chalet is the location called Cervinia, where prices can reach around 15.000 euros per week for 7-bedroom homes.
For a similar cost, it is possible to rent a 5-bedroom chalet in the Little Tibet Valley in Livigno (Lombardy). But we cannot fail to mention Bormio (Lombardy) and Courmayeur (Aosta Valley). In short, if you want to rent a chalet in the mountains, the Dolomites are for you.
Where to buy a luxury chalet in the mountains
Buying a luxury chalet in the mountains is a very exclusive possibility, given that these properties are characterized by a very close position to ski slopes and with direct access to them, interiors that offer the maximum comfort combined with a classy design, furnishings in high-quality materials, in addition to all that is needed to ensure maximum relaxation - such as saunas, whirlpools, latest generation technological devices and so on. Luxury campers rental: types and prices
It is known that luxury camper prices are affordable only by a few people. Hence also renting one of these motor-homes can represent an excellent solution to live an exclusive experience like that. The rental cost of a luxury camper can change in relation to its type, namely in respect to its class among the three existing (A, B and C).- Class A: heavy duty frame campers, huge interiors, sleeping area in the back and spacious stocking rooms; perfect for 2-4 people, with all the comforts of a real house. The rental cost for a Class A motor-home goes from 250 to 450 euro per night
- Class B: smaller campervans (in which people can anyway stand), including kitchen, bathroom and pull-down bed. In the case of Class B campers, rental prices can variate from 150 to 300 euros per night
- Class C: middle dimensions motor-homes (from 4 to 8 people), with ample spaces in the living area and a separate sleeping area in the back. Class C campers can be rented for about 200-350 euros per night
Which luxury camper to buy? A look at the most exclusive ones
Buying a luxury camper is a very exclusive possibility, which therefore has to take into account both the motor-home specifications and its price. Different buyers will have different needs and affordability, but, in general, they have to be willing to spend from 500.000 up to about 3 million euros, if they want to buy the most expensive motor-home in the world - namely the above-mentioned EleMMent Palazzo Superior. But let’s start from the “cheapest” model.The Vario Mobil Alkoven starts from about 500.000 euros and it can measure from 7 to 12 meters, depending on the buyer’s requirements. It includes two separate sleeping areas, high-quality materials interior, living area, kitchen, showered bathroom and the possibility to add a room for motorcycles or bicycles. Going up with prices, we find the Trio Cruzzer (a little less than 700.000 euros), a Belgian and fully customizable camper. Going on - at about 950.000 euros - there’s the STX Eila Edition One, characterized by an eye-catching and unique design. Then, for one million euros, here’s the Volkner Mobil Performance, approximately 12 meters long.
The american CAMI Terra Wind, instead, starts from 850.000 euros, but it can exceed on million euros (up to 1.200.000 €), and it’s really unique, as it can even navigate in water, in addition to reaching 130 km/h and being capable of containing a car. For a million and a half euros you can buy either the Featherlite 3327 Intimidator, famous for its luxury interiors, or the Action Mobil Desert Challenger, wooden furnished and including a cold storage room. Going up to 2.500.000 euros, there’s The Heat, also known for being chosen as his camper by the famous actor Will Smith, and the already mentioned Furrion Elysium, 14 meters long and also equipped with a landing site for helicopters.
Finally, the most expensive camper in the world, as we already know, is the EleMMent Palazzo Superior, which costs about 3 million euros. Produced by the Austrian company Marchi Mobile, this is the best motor-home in respect to comfort and design. This camper offers actually anything, like the conference room, the bar and the special glow-in-the-dark varnish to illuminate the exterior even in the dark.

The features to transform a building into a luxury house
Luxury houses: how to identify them by their properties, from regulations to cadastral categories, up to taxation. Luxury houses are defined by specific regulations which identify their characteristics, types, the following taxation and exa benefits based on different cadastral categories.

Current regulation on luxury houses
The regulation that defines the characteristics of luxury houses is the Ministerial Decree on 2 August 1969, enacted under and for the purposes of the law 2 July 1949, n. 408, and following modifications and integrations, of the law 2 February 1960, n. 35, and following modifications and integrations, of the decree–law 11 December 1967, n. 1150, converted into law 7 February 1968. Here below the buildings categories considered as luxury houses under the current regulation in Italy:-
1. Urban areas intended for villas or private parks
2. Lots of land smaller than 3,000 square meters, excluding agricultural areas
3. Buildings with a volume greater than 2,000 cubic meters or with a building index of 0.25 cubic meters/square meters
4. Homes equipped with a swimming pool of at least 80 square meters or tennis courts with a drained substrate with an area of not less than 650 square meters
5. Houses with gross surface area greater than 200 square meters (excluding balconies, terraces, cellars, attics, stairs and parking spaces) and with an uncovered area of more than 6 times the covered area
6. Real estate units with useful surface (including walls, excluding balconies, terraces, cellars, attics, stairs and parking spaces) greater than 240 square meters
7. Homes built on valuable areas (i.e. where the cost of the land covered and pertinent exceeds the cost of construction alone by one and a half times)
8. Homes with at least five characteristics among those indicated in the "Table of characteristics (point 8 of the Ministerial Decree of 2 August 1969)" shown below.
These regulations came into force in September 1970, while houses built on the basis of a construction license previously released are ruled by the dispositions of the Ministerial Decree on 4 December 1961. Here below, it is possible to consult also the above mentioned "Table of characteristics (point 8 of the Ministerial Decree of 2 August 1969)": a luxury house must have a minimum of five characteristics to the ones listed below.
- Area: total useful area over 160 square meters (excluding terraces and balconies, cellars, attics, stairs and parking spaces);
- Level covered and uncovered terraces and balconies: when their total useful area exceeds 65 square meters serving a single urban real estate unit;
- Elevators: when there is more than one elevator for each staircase (each additional elevator counts for a characteristic if the staircase serves less than 7 raised floors);
- Service stairs: when it is not prescribed by laws, regulations or imposed by the need to prevent accidents or fires;
- Goods lift or service lift: when they are serving less than 4 floors;
- Main staircase: with walls covered with precious materials for an average height of more than 170 cm or with walls covered with precious materials;
- Net free height of the floor: higher than 3,3 m unless building regulations provide for higher minimum heights;
- Entrance doors to the apartments from an internal staircase: in precious or solid wood and veneer; carved, carved or inlaid wood; with superimposed or embossed precious decorations;
- Floors: executed for a total area greater than 50% of the total useful area of the apartment: in high-quality material; with materials worked in a precious way;
- Walls: when for more than 30% of their total surface they are made with precious materials and works; covered with fabrics or other precious materials;
- Ceilings: if decorated with coffered or decorated with stuccoes pulled in place or hand painted, excluding the small shapes of detachment between walls and ceilings;
- Swimming pool: indoor or outdoor, in masonry, when it is at the service of a building or a complex of buildings comprising less than 15 real estate units;
- Tennis court: when it is used for a building or a complex of buildings comprising less than 15 real estate units.
Cadastral categories: what are the luxury houses ones?
Based on the above mentioned regulation and characteristics, which identify luxury houses, three different cadastral categories have been defined for this category of buildings. The first is the A/1 cadastral category, namely the "Stately houses", namely real estate units belonging to buildings located in prestigious areas with constructive, technological and finishing characteristics of a higher level than that of residential buildings, with a large surface. In some cases, however, mini-apartments obtained, for example, from the splitting of villas, can also be part of this category, if they are in positions of particular value or prestige.The second is the cadastral category A/8 including "Houses in villas", which includes properties essentially characterized by the presence of a park and/or garden, built in urban areas intended for such constructions or in prestigious areas with construction and finishing characteristics. , of a higher than ordinary level. The real estate unit must have main rooms with a large surface, a substantial gross surface area and a large surface area of the relevant open area, with construction and finishing characteristics and equipment and services of a higher than ordinary level. Finally, luxury homes obviously include those properties belonging to the cadastral category A/9, "Castles, eminent palaces", which, by structure, distribution of internal spaces and built volumes, are not comparable with the standard units of the other categories and constitute usually only one real estate unit.
Luxury houses: a point on taxation and tax benefits
The regulatory definition of a luxury home and the related cadastral categories are essential to identify the type of taxation and any possible tax benefits on this type of property. Actually the situation is well defined in terms of taxation for luxury homes: luxury homes cannot take advantage of the tax benefits that are guaranteed for homes that do not fall into this type. First of all, the registration tax title to be paid is equal to 9% (instead of 2%) of the property's cadastral value.Furthermore, when a house is defined as luxury, it cannot receive the concessions that normally belong to a first home or the new concession on homes given on loan for use to sons or parents who withdraw a reduction of 50% of the IMU and TASI, excluded for luxury homes. An important point to point out, with respect to the determination of a luxury home, which is therefore excluded from the first home benefit, is that the area considered "useful" - therefore to be counted with respect to the characteristics defined above - is determined with respect to the usability of the environments, regardless of their actual habitability. Hence this requirement is sufficient as a parameter capable of defining the luxurious character of a home, and therefore excluding it from the tax concessions and benefits guaranteed with respect to homes that do not fall within this classification.

Mercato del pregio sempre positivo a Milano e Roma. Milano è la capitale del lusso 195
Il mercato degli immobili di pregio a Milano e Roma ha confermato la ripresa osservata nel 2017 e nel primo semestre 2018. Nel secondo semestre 2018 i prezzi delle case di lusso a Milano sono cresciuti dello 0,6%.
È quanto emerge dai dati Santandrea, elaborati dall’ufficio Studi Gabetti, che. come sempre, prende in considerazione Milano e Roma, i due principali mercati del lusso in Italia.
A Milano il 70% della domanda è orientato verso l’acquisto, in particolare di immobili usati, mentre alla locazione, di residenze sia nuove e sia usate, è interessata il 30% della domanda.
A Roma è il 60% della domanda a essere interessato all’acquisto, in prevalenza di immobili usati. Una buona fetta della popolazione, il 40%, preferisce l’affitto, optando, nella maggioranza dei casi, per soluzioni nuove o ristrutturate.
La città più vivace per le compravendite resta Milano. Qui le quotazioni sono cresciute dello +0,6%, aumento dovuto principalmente all’innalzamento dei prezzi per le soluzioni nuove o ristrutturate nel Quadrilatero, dove le quotazioni hanno toccato i 13.500 euro al mq, nella zona di Magenta-Pagano-Castello, dove le quotazioni hanno raggiunto i 7.500 euro al mq, e per le soluzioni usate o da ristrutturare a Brera.
La zona del Quadrilatero si aggiudica, ancora una volta, i valori più alti sia sul mercato delle compravendite che su quello delle locazioni. Queste ultime hanno raggiunto quotazioni di 11.000 euro al mq.
Cresce anche a Roma la domanda di immobili di pregio, a eccezione delle zone di Flaminio e Salario–Trieste dove la situazione è rimasta invariata. Stabile, invece, l’offerta in vendita, con un’ulteriore flessione a Trastevere e una crescita a Prati e Salario-Trieste. Il Centro Storico, dopo l’incremento del numero delle compravendite registrato nei primi sei mesi del 2018, ha mostrato una sostanziale stabilità. I prezzi sono rimasti invariati in tutte le zone con primi segnali di flessione delle quotazioni a Prati e di rialzo a Pinciano-Veneto, con valori in aumento del +0,5%. Le quotazioni per gli immobili nuovi o ristrutturati vanno dai 4.500 euro al mq agli 11.000 euro al mq.
“Milano sta rivestendo un ruolo centrale per l’Italia come polo attrattore per più tipologie di investitori sia nazionali che internazionali. – dichiara Fabio Guglielmi, Consigliere delegato Santandrea Luxury Houses - Le grandi operazioni immobiliari che hanno disegnato il panorama della città negli ultimi anni e quelle che la caratterizzeranno nei prossimi, si identificano per un’elevata qualità architettonica e per un effetto domino sui quartieri che le ospitano. Non è quindi un caso se a Milano al 2018 si contano una cinquantina di cantieri o nuovi sviluppi, per un totale di quasi tremila nuove unità immobiliari di pregio. Di contro, una città come Roma, potenzialmente più attrattiva di Milano dal punto di vista architettonico e culturale, è andata via via perdendo, in parte, il fascino della città eterna. E questa perdita di fascino si è tradotta in termini immobiliari in un graduale rallentamento degli investimenti, contando al 2018 solo mille nuove unità immobiliari di pregio. Quello che avviene a Roma è che lo stato manutentivo e il contesto spesso non riescono ad incontrare le richieste della domanda, tanto che lo stock ristrutturato rappresenta una percentuale poco significativa. Roma resta comunque, ma sempre più a fatica, una meravigliosa e straordinaria città ricca di un patrimonio immobiliare di valore che se adeguatamente riqualificato e adattato alle desiderata della domanda può e potrà rappresentare uno dei driver di attrattività”.

The luxury market in Milan and Rome is increasing. Milan the most desired city
Milan and Rome remain the queens of luxuryhomes, in a market that is increasingly dynamic. In the second half of 2017,prices in these two cities grew by 0.4% and 0.3% respectively, furtherconfirmation of an increasingly positive climate for the sector.
This is whatwe read in the report made by us and Nomisma, which considers Milan and Rome,the two main luxury markets in Italy.
There is a substantial difference, however,that emerges between the two cities: in Milan 80% of the demand is for thepurchase, mainly of used homes, while in Rome only 60% of the demand is interestedin buying. A good portion of the population, 40%, prefer rent, opting above allfor new or refurbished solutions.
Milan is therefore the most lively city forsales and the most sought-after, even for investment. There is a great interesttowards new construction: only 38 construction sites were opened in the secondhalf of the year. Today's customer is more willing to spend because thedifference between the asking price and the paid price is always smaller.
Brera,Magenta and the historic center are the areas of Milan where the demand hasgrown more. Brera is also in the lead for being one of the most sought-afterareas, along with Pagano and Independenza. The desired properties have a floorarea ranging from 180 to 250 square meters, higher than that of the first halfof 2017 (150-220 square meters).
The Quadrilatero instead holds the record asthe most expensive area: for a new or renovated house ranging from € 11,000 /sqm to € 13,000 / sqm, while for one used or to be renovated ranging from €9,000 / sqm to € 11,000 / m.
People of Milan are mainly looking for dreamhomes on high floors with terraces and triples and more services, notnecessarily with a garage or a parking space. At the end of these, there areapartments with concierge and security services.
Also in Rome, the purchase demand isincreasing. The historic center remains the area with the highest prices forluxury homes, which are on average € 10,500 / sqm for the new and € 8,500 / sqmfor the used. The preferable solutions have a surface ranging from 100 to 150square meters, apartments that therefore include 2 or 3 bedrooms. The housesthat are more gorge to the Romans are those with the upper floor and theterrace on the floor. However the presence of single or multiple boxes remainsessential.
