The Rocco Forte Hotel project: the luxury historic train in Sicily

The Sicilian Railway Experience is a project by Rocco Forte Hotels group, founded by Sir Rocco Forte and his sister Olga Polizzi in 1996, owner of 14 luxury hotels and resorts around the world (in addition to two upcoming openings in 2023 planned in Milan). Thanks to the collaboration with the Fondazione Ferrovie dello Stato, Rocco Forte Hotels has launched the itinerary of this historic luxury train, targeting companies. The train is in fact designed for corporate meetings or presentations, team building events and similar activities, in order to promote the historic train as an elegant and comfortable option for luxury tourism. The Sicilian Railway Experience in fact provides an itinerary that goes from Palermo - where the aim is to relaunch the historic Hotel Villa Igiea, also belonging to the Rocco Forte Hotels group - to Agrigento, offering the exclusive opportunity to enjoy the view of the Valley of the Temples on board a centenary train along the way, until arriving near the exclusive Verdura Resort. The journey takes about two hours and is designed to allow passengers to enjoy the incredible beauties of western Sicily, both the landscape and the archaeological ones, present in the area defined as a UNESCO heritage which includes the Scala dei Turchi and the Valley of the Temples.

The Sicilian Railway Experience is currently available to companies and offers a customizable service, including a local tour guide, a high-level bartender and various options on interior management - wooden seats, leather seats and a suitably set-up luggage for specific needs. In this way, the historic Sicilian luxury train combines panoramic views and comfort, typical tastes of the Sicilian land and artistic-cultural information. The Sicilian Railway Experience project is therefore configured as a great opportunity to enhance the unique beauties of a region like Sicily, thanks to the union between culture and food, but also to the attention to sustainability and respect for the environment. The Orient Express "La Dolce Vita" in Sicily

Incentives and bonuses for restructuring

The time has come to make a point of the situation about the renovation for luxury homes following some regulatory changes and innovations introduced in recent months. The tax bonus for the renovation of the house is the tax advantage that allows you to deduct from the IRPEF a part of the expenses incurred for the renovation of homes and common parts of residential buildings on the Italian territory. The restructuring bonus can be requested by all taxpayers subject to the payment of income taxes, whether they are resident in Italy or not. Specifically, not only the owners or holders of real rights on the properties for which the works are carried out and who bear the costs, but also the tenant or borrower can benefit from the facility.

The restructuring bonus is confirmed also for 2022 and consists of a 50% deduction on IRPEF, up to a maximum of 96.000 euros of expenditure, divided into 10 annual rates of the same amount, for building redevelopment, extraordinary and ordinary maintenance in condominiums or in single buildings. The tax discount, again with a maximum of 96.000 euros, is also applied to those who buy apartments that have been completely renovated by a company. Connected to the restructuring bonus there is also the furniture bonus, which allows, contextually with restructuring interventions, to take advantage of the tax discount on IRPEF of the expenses incurred for the purchase of furniture up to a maximum amount of 10.000 euros. The green bonus, the so-called garden bonus, was also confirmed, namely the 36% discount for renovating the green spaces of the home, with a maximum spending of 5.000 euros.

What changes for the owners of luxury homes?


We have recently already explained what will change for the owners of luxury properties with the 2022 land registry reform. Turning to the home renovation bonus with IRPEF deduction of expenses, it must be said that this also applies to prestigious properties, or those properties that fall into the category of luxury homes, as already explained in our dedicated article.

These are properties belonging to the cadastral categories A/1 (stately homes), A/8 (homes in villas) and A/9 (castles, prominent buildings). The subsidy for the restoration of the building stock is in fact applicable to residential properties of any cadastral category and there is no restriction for luxury homes, so much so that it is also possible to enjoy the reduced VAT rate of 10% on the provision of services related to such interventions.

What is the news for 2022?

The house renovation bonus has been extended until 31 December 2024 and confirmed under the same conditions. A novelty introduced in 2022 concerns the new obligations relating to the assignment of credit and the discount on the invoice, aimed at combating fraud. In particular, these are the compliance approval (the communication from the professional who carried out the first documentary check on the requirements to benefit from the bonus) and the certificate of adequacy (issued by a qualified technician to ensure that the maximum cost limit by type of intervention has been respected). In order to prevent fraud, the superbonus 2022 decree also introduced very severe penalties, namely from 2 to 5 years of imprisonment and from 50.000 to 100.000 euros in fines for dishonest qualified technicians. The types of interventions that may fall within the tax relief of the home renovation bonus in 2022 are:

  • extraordinary maintenance, restoration and conservative rehabilitation and building renovation carried out on individual residential real estate units of any cadastral category;
  • ordinary maintenance, extraordinary maintenance, restoration and conservative rehabilitation, building renovation, carried out on all common parts of residential buildings;
  • necessary for the reconstruction or restoration of the property damaged following calamitous events;
  • relating to the construction of garages or appurtenant parking spaces, including shared property;
  • aimed at eliminating architectural barriers;
  • for the creation of any tool that, through communication, robotics and any other means of more advanced technology, is suitable for promoting internal and external mobility of the home for people with severe disabilities;
  • of asbestos removal and execution of works aimed at avoiding domestic accidents;
  • repair of unsafe systems built on buildings;
  • relating to the adoption of measures aimed at preventing the risk of third parties carrying out illegal acts;
  • aimed at the wiring of buildings, the containment of noise pollution, the achievement of energy savings, the adoption of static and anti-seismic safety measures for buildings;
  • to replace the existing emergency generator with the latest generation gas emergency generators.


In addition to the expenses necessary for carrying out the work, the house renovation bonus also includes:

  • expenses for design and other related professional services;
  • expenses for professional services in any case required by the type of intervention;
  • expenses for the regulation of buildings;
  • expenses for the purchase of materials;
  • remuneration paid for the report on the compliance of the works with the laws in force;
  • expenses for carrying out appraisals and inspections;
  • value added tax, stamp duty and fees paid for concessions, authorizations and notifications of commencement of works;
  • infrastructure costs;
  • any other costs strictly connected to the implementation of the interventions and to the obligations established by the regulation for the implementation of the subsidized interventions.

To clarify the situation, here are some examples of expenses falling into the categories listed above:

  • replacement of external fixtures and doors or shutters with shutters and with modification of the material or type of fixture;
  • installation of lifts and safety stairs;
  • construction and improvement of toilets;
  • refurbishment of stairs and ramps;
  • interventions aimed at energy saving;
  • fencing of the private area;
  • construction of internal stairs.


Finally, here are the procedures for requesting the 2022 restructuring bonus, with the support of a CAF (Tax Assistance Center) or a tax advisor:

  • in the tax return phase, with the presentation of form 730 or the single form (as anticipated, the deductible amount must be divided into 10 annual installments of the same amount);
  • with immediate discount on the invoice;
  • through a tax credit transferable to authorized subjects such as banks, financial intermediaries and suppliers.

The transition from science fiction to reality is almost complete: space travel could become a normal luxury hobby, obviously for the few who can afford it. Space tourism, in fact, is getting closer to becoming a concrete option, as reported by Il Sole 24 Ore. In recent years there has been a growing commitment in the space race by billionaire entrepreneurs such as Elon Musk and Jeff Bezos, pioneers of space travel for personal purposes, therefore also for tourism. Recently, rumors have emerged about how to reach the stratosphere, via a pressurized capsule that will take off from Earth, complete with 360° windows and adjustable interior lighting to enjoy the spatial panorama. In addition to this, adjustable seats are provided, comfortable sofas, a bathroom with a view and an area dedicated to meals, where you can order food and drinks. But not only.

Available images of the space capsule also show a telescope, interactive screens and interior furnishings complete with floor lamps and decorative plants. Once the capsule has taken off from our planet, it should take about two hours to reach the maximum altitude, which is 30 km from the earth's ground. The capsule, after about two hours of flight at the established height, should take two hours again to return and land at an agreed point to be recovered from a ship. The first commercial flights of this type are expected to start in 2024 and the ticket price to board is estimated at 125.000 dollars. And it seems that there are already 600 people in the queue, who have paid the refundable deposit of one thousand dollars and are ready to pay the full amount to enjoy space travel. In short, space tourism now seems ready to land in travel agencies and become the next luxury hobby. But that is not all.

Luxury travels in space

For those who do not have to settle for a “simple trip”, nothing to fear. Space tourism also offers other options, such as that of luxury hotels, which will have nothing to envy to the best luxury hotels on Earth. The Orbital Assembly Corporation has announced that 2027 will be the year of the first luxury hotel that will fly into space close to our planet, between 300 and 400 km away from the earth's ground. The name of the space station should be Aurora and it will be configured as a true orbiting luxury hotel. The technology that will allow the space hotel to stay in orbit is designed to compensate for the absence of gravity in the outer ring area, thanks to the centrifugal force generated by its very fast rotation.

It seems that the cost of building this huge wheel in space will be around 200 billion dollars, but the cost of tickets will also be very high. Five million dollars apiece are assumed for three-day holidays, including round-trip trips, or even twelve-day stays, during which a tour around the Earth will be made every hour and a half, for a total of sixteen sunrises and sunsets within 24 hours. The cost? This type of package is expected to cost just under ten million dollars, with a refundable down payment of 80.000 dollars. It seems that many of the very wealthy potential travelers are already waiting to be able to book, probably by the end of 2022.

Which luxury goods are taxed in Italy?

In Italy, the first most important category that is subject to a kind of luxury tax is real estate. In particular, those that are defined as luxury homes, starting from characteristics and requirements - for example, certain types of private pools - which we will define better below.

But even among the means of transport, some have been identified that require extraordinary taxation, as luxury goods: we are talking about certain types of boats, cars and motorcycles. But it does not end there, since even the possession of some animals provides for a specific taxation for the owners: let's find out in more detail what these categories of luxury goods are.

Houses and swimming pools

The topic of taxation on luxury properties has already been dealt with in a recent article dedicated to this topic, to which we refer you for further information. However, if we want to briefly summarize the situation, it can be said that the owners of luxury homes cannot take advantage of the tax benefits that are guaranteed for all other homes that do not fall into this type. First of all, the registration tax title to be paid is equal to 9% (instead of 2%) of the property's cadastral value.

Furthermore, when a house is defined as luxury, it cannot receive the concessions that normally belong to a first home and not even the concessions on houses given on loan for use to children or parents who withdraw a reduction of 50% of the IMU and TASI, except for luxury homes and so on. More specifically, as regards private pools, the latter do not in themselves constitute an asset with respect to which a luxury tax must be paid, but, if they exceed a certain size, they transform a house into a luxury property, with all that entails in terms of taxation.

Private boats and aircrafts

While introducing the category of means of transport that require the payment of a luxury tax, one cannot but start with private boats, with respect to which the latest regulatory updates have arrived with the aforementioned “Decree of doing”, which has substantially canceled the tax on boats up to 14 meters in length and halved the amount for those between 14,01 and 20 meters in length. On the other hand, the tax for boats over 20 meters in length remained unchanged.

Passing from the waters to the skies, the decree law n. 201/2011, on the other hand, introduced the obligation to pay a tax on private aircraft registered in the National Aeronautical Register held by ENAC (National Agency for Civil Aviation). The tax is due at the same time as the request for the issue or renewal of the airworthiness review certificate and must be paid with reference to the entire period of validity of the certificate.

Cars and motorcycles

Let's go back to the more traditional means of transport to talk about the luxury car tax 2022, which we discussed in our recent article dedicated specifically to the topic, with respect to which we promptly explain the situation. To give just general information, we can say that the regional surcharge to the car tax - the so-called “super car tax” - applies to cars with power above 185 kW.

Turning instead to motorcycles, as for cars, the criterion for triggering the additional tax is the power of the engine: for motorcycles with a power greater than 11 kW, owners will have to add an extra figure to the tax for each kW in excess. compared to 11, also based on the environmental class of the vehicle. Luxury brands and sustainability

The issue of sustainability is now central to all market segments, from energy to food, from finance to real estate. And obviously the world of luxury brands is no longer an exception. Although fashion and luxury have always been associated with the use of refined materials and very expensive production chains, today even the most famous brands in the sector are increasingly attentive to sustainability in their business management. Even luxury brands are therefore starting a green approach, in line with what is happening in other industrial sectors and with what is now widely agreed at a social level, especially among youths. The era of so-called “sustainable luxury” has therefore begun, that is a new way of conceiving exclusive products and accessories in a perspective that takes into account both the sales and the image of brands and the environmental impact they have on the planet. This trend was confirmed by the LuxCo2030: A Vision of Sustainable Luxury report, created by the US consulting firm Bain & Company in collaboration with the London-based company Positive Luxury.

This analysis outlines the characteristics that a luxury brand must have in 2030, starting from five guidelines that will guide corporate strategies:
  • redefinition of the purpose of brands
  • decoupling of volume growth
  • traceability of supply chains
  • growth of environmental and social commitment
  • creation of economic value starting from sustainability.
This luxury revolution in the direction of sustainability is configured in the name of environmental protection and attention to social issues, through the growing demand for more sustainable products. Basically, luxury brands are asked to take into account the social and environmental impact they generate, given that sustainability not only includes aspects related to respect for the planet, but also related to the protection of workers. In a nutshell, all those initiatives of luxury brands that fall within the context of sustainability concern at the same time the reduction of the environmental impact that production processes generate and the commitment to guarantee adequate working conditions for all employees, in order to have a positive impact on the planet both at an environmental and social level.

Sustainable luxury fashion

To achieve sustainable luxury fashion, brands will have to implement production processes that guarantee sustainable products that match contemporary needs and tastes. And, even in the field of fashion, help in this direction could come from technology, both to meet the needs of consumers, especially the youngest, and to identify innovative tools that allow the most famous fashion brands to stay on top. The brands will be able to achieve the goal of sustainability also through the proposal of more durable and qualitative products, but also by optimizing their production chains. In fact, it will be essential that technology supports brands in reducing inventory surpluses, as well as eliminating waste and optimizing orders, and the related transports.

It is also expected that, having reached the threshold of the year 2030, fashion brands could derive as much as 20% of their turnover from second-hand goods, increasing the profit margin on the single product up to 40% and opening doors to the rental of luxury goods (although, as we have found with respect to luxury bags, the trend is already growing). Another key role, in addition to technology, will be played by suppliers of raw materials, who will have to ensure a minimum environmental impact and attention to social issues. And here we are already talking about organic cotton t-shirts, garments made with production waste or with plastic recovered from the sea, as well as new materials deriving from recycling or old garments. The best known cases are Stella McCartney's vegetable leather made from mushrooms, the Gucci Vault projects, Alessandro Michele's portal for the sale of second-hand items and Valentino Vintage.

Luxury and sustainability: did the pandemic also have an impact?

An important impact on the relationship between luxury and sustainability, and on brands in the fashion field in general, was also generated by the Covid-19 pandemic. This situation, which has now been present for more than two years, has encouraged brands to become aware of the need for corporate policies aimed at sustainability, as well as causing a slowdown in the luxury market. The Altagamma-Bain Worldwide Market Monitor 2020 study found losses for the luxury sector in the year of Covid-19 of between 20 and 22% in the field of personal luxury goods (fashion, jewelry, accessories, cosmetics). But the pandemic has only made it more urgent and fostered a trend already underway with respect to consumer preference for brands that have a positive impact on the environment and society.

The cause? The pandemic has made even more evident existing problems such as overproduction, the high environmental impact of the fashion sector, incorrect distribution of value and enormous shortcomings even in terms of social responsibility. These factors, too, led to a 93% profit plunge in 2020 for the fashion industry, as noted by the report from consulting firm McKinsey. But the luxury market is destined to restart, also thanks to the growing attention to sustainability. This is why the future of luxury fashion will certainly have to be sustainable, starting from the production and supply chain, up to the social aspects related to the protection of workers. What awaits us, from now to 2030, is a world of luxury brands increasingly in the name of sustainability.
